Description of services</h3><p> <strong>imi.bg</strong> provides a platform for publishing real estate ads and provides additional services related to the real estate sector, such as:</p><ul><li> Publishing ads for the sale and rental of properties.</li><li> Leaving reviews and ratings of agencies (rating from 1 to 5 stars).</li><li> Posting professional services (e.g. Property Management, Construction Services, Surveying Services, etc.).</li><li> Access statistics on average property prices, views and data on published listings.</li><li> Tracking individual user listing statistics, including listing inquiries.</li></ul><h3> 3. User registration</h3><p> <strong>imi.bg</strong> offers two types of registration:</p><ul><li> <strong>Private users</strong> : Registration requires confirmation by email. After confirmation, the account becomes active.</li><li> <strong>Agencies and companies</strong> : Registration requires filling in company data. The account is activated manually by an administrator, after verifying the company data.</li></ul><h3> 4. Paid services</h3><p> <strong>imi.bg</strong> users can purchase <strong>promoted ads</strong> , which receive the following benefits:</p><ul><li> Show first positions in search results.</li><li> Placing a gold pin on the map that has priority over other listings.</li><li> Payments are processed through <strong>Stripe</strong> , a globally recognized payment platform. Through it, we guarantee the security of your transactions.</li><li> You can make payments in any currency, which is automatically converted through <strong>Stripe</strong> .</li><li> Payment is made with so-called IMI tokens, which are purchased from the profile page of each registered company. The price for the tokens varies depending on the quantity you order. There is a discount for more tokens purchased, which is calculated in real time, so you always know the price you will pay.</li><li> Each agency is entitled to 200 free listings for a period of 28 days (4 weeks), with the uploading of a new listing or its update being included in this number. As an example, we can give the following cases:<br /> - An agency can upload 50 ads, which are automatically updated every week for a period of 4 weeks - 4 weeks X 50 ads = 200 ads.<br /> - An agency can upload 100 ads, which are automatically updated for 2 weeks until reaching 200 free ads - 2 weeks X 100 ads = 200 ads.<br /> - Uploading or updating over 200 ads per month is charged at 0.6 tokens for a regular ad and 2.6 tokens for a promoted ad (0.6 tokens for uploading + 2 tokens for promotion).<br /> - If an agency has 100 uploaded ads in a week and updates 50 of them that same week, this is considered 150 uploaded ads and the agency can upload or update the remaining 200 -150 = 50 ads <strong>for FREE</strong> until the 28-day (4 weeks) period expires.<br /> - Or you can upload 1 ad <strong>for FREE</strong> and update it 199 times <strong>for FREE</strong> for a period of 28 days (4 weeks).<br /> - Updating the ads guarantees their display in top positions.</li><li> Ads are kept active for 28 days from the date of publication. Ads exceeding the free limit of 200 will be automatically deactivated and can be reactivated by paying.</li><li> Activating an ad and updating an ad are identical and charge 0.6 tokens for a regular ad and 2.6 tokens for a promoted ad (0.6 tokens for activation/update + 2 tokens for promotion).</li></ul><h3> 5. Who is behind the activities of the IMI.BG platform?</h3><p> The company that operates and maintains the IMI.BG platform is "Webcharm" OOD, with its registered office and registered office in the Republic of Bulgaria. All payments due in connection with the use of the platform should be made solely and exclusively through the Stripe payment system, with the funds being transferred to the bank account of "Webcharm" OOD. Users are obliged to provide correct and complete billing information when making payments. Invoices are issued and sent only by "Webcharm" OOD, in accordance with applicable Bulgarian legislation and tax regulations. <strong data-start="763" data-end="892">"Webcharm" OOD is not responsible for any fees or commissions of third parties (e.g. banks or payment intermediaries)</strong> that may arise when making payments?</p><h3> 6. Content restrictions</h3><ul><li> Listings must represent <strong>real properties</strong> . False or deceptive listings are strictly prohibited.</li><li> Users who upload fake ads will be <strong>deactivated</strong> and <strong>their account will be deleted</strong> .</li><li> Ads are kept active for 28 days from the date of publication. Ads exceeding the free limit of 200 will be automatically deactivated and can be reactivated by paying.</li><li> IMI.BG reserves the right to deactivate or delete ads that it deems false or fraudulent, and those for which a report has been filed.</li></ul><h3> 7. User Responsibilities</h3><p> Users are obliged to:</p><ul><li> Keep their listings up to date and deactivate them when selling or renting out the property.</li><li> Not violate copyrights or laws related to the advertised properties and services.</li></ul><h3> 8. Site Responsibilities</h3><p> <strong>imi.bg</strong> provides access to the platform and all services related to it, but is not responsible for:</p><ul><li> The accuracy of content posted by users.</li><li> Termination of access to the site due to technical problems or other unforeseen circumstances.</li></ul><h3> 9. Account Termination</h3><p> Users can request deletion of their account and associated listings at any time by contacting the <strong>imi.bg</strong> team via email or phone.
